Your builder is obligated by Victorian law to provide statutory warranty of 10 years from the date of practical completion of the home. This warranty is detailed within the Domestic Building Contract Act.
This 10 Warranty enforces any defects as a result of the builders negligence in providing workmanship that complies with the National Construction Code and relevant Australian Standards.
The builders statutory warranty does not cover general wear and tear, lack of maintenance or damage by the owner.
First Step Building Inspectors provide their detailed reports capturing defects referenced against the relevant NCC or Australian Standard requirements. This provides our clients with clear direction of what the defect is, and what the builder i required to repair.
Your builder may generally provide a 6 or 12 month period in which they commit to fixing any defects as a result of the house settling.
This may include minor cracks or any defects not identified during handover or PCI.
Over the next 10 years you may notice defects from water damage, cracking in masonry or plaster, defective rendering etc. These defects may be as a result of poor workmanship and non-compliances.
